Antioch window replacement: decide what to keep before choosing what comes next.

An aging window does not tell the whole story of an opening. MRBCC works with Antioch homeowners considering replacements, starting with the condition, the desired improvement and the details that matter to the house.

Discuss my Antioch windows

Two questions before a removal decision.

  1. What is actually failing?

Separate concerns about glass, moving parts, locks, frames and the surrounding wall. Describe the symptom without assuming an entirely new opening is the only solution.

  2. What needs to remain?

Identify original trim, a useful opening style or a group of windows whose proportions you value. Those priorities help define a replacement proposal, even when the existing unit cannot stay.

Property status comes before product selection

Historic review is address-specific.

Antioch's code requires a Certificate of Appropriateness for certain exterior changes to designated landmarks and properties within historic districts. The criteria favor repair of historic features where feasible and compatible replacement where necessary. That is not a blanket restriction on every Antioch home.

Use the village's Historic Survey Map and planning resources as a starting point, then ask staff to confirm your property's designation and the review needed for the work. A survey entry alone should not be treated as an approval or a final determination.

Read Antioch's historic-review provisions

Choose the next step that fits the house.

A standard replacement project

Compare the proposed unit's operation and visible glass with what is there today. Discuss whether the existing frame is suitable to remain, and identify interior and exterior finishing in the scope. Confirm permit requirements with Antioch's Building Department before work proceeds.

Original features needing evaluation

Pause before authorizing disposal of components that may need preservation review. Ask whether a repair assessment or preservation specialist is appropriate. MRBCC should not be assumed to provide specialist restoration simply because we offer replacement installations.

Local character / individual homes

Downtown is context, not a template for your windows.

This view of the Route 83 business district shows one part of Antioch. It does not establish a historic designation for your home or suggest that MRBCC installed the pictured windows.

For your own project, a useful first message explains what you want to improve and what you do not want to lose. Mention a street-facing window arrangement, original woodwork or newer units you hope to match.

We can discuss the replacement scope from there. Product availability, final measurements and the appropriate local review still need confirmation before an installation is scheduled.

Antioch window questions

Does every Antioch home need historic approval for new windows?

No. The historic review provision concerns designated landmarks and properties in historic districts, not every home with an Antioch address. Ask the village to confirm designation and whether the proposed work needs a Certificate of Appropriateness.

Should original Antioch windows always be removed?

No. For properties subject to historic review, Antioch's criteria favor repair of deteriorated historic features where feasible. Where replacement is necessary, matching requirements matter. Establish the property status and condition before committing to removal; specialized preservation advice may be needed.

What should I send about an older window before a replacement discussion?

Describe its operation, the condition of the sash and frame, and any moisture concerns. Mention details you hope to retain and any designation or prior village guidance you know about. The inquiry starts a discussion; it does not replace on-site assessment or formal approval.

Can I replace newer windows in an Antioch house without copying historic styles?

Product choices should fit your home, the intended use and any applicable requirements. A nearby historic building does not establish the rules for your property. For an ordinary replacement project, discuss operation, glass area, installation and finishing alongside the appearance you prefer.

Tell us about the windows you want to replace.

Start with the rooms, the approximate number of windows and what is not working for you. MRBCC will get back to you to discuss the project, available options and next steps.

A request is not a booked appointment or a final price. Product selection and installation timing are confirmed after discussing your home.
